Local reporting puts a number on it directly: Charlottesville grows by roughly 35,500 people for Final Exercises weekend. That’s not a metaphor — it’s a citable population figure from local news coverage, and it explains why this is one of the tightest lodging markets in the entire portfolio.

What “nearly double” actually costs

UVA’s own student newspaper, the Cavalier Daily, reported exact numbers after checking hotel booking systems directly:

  • Holiday Inn Charlottesville — $428-450/night for graduation weekend, versus $234-246/night the following weekend. A 2-night minimum applies, and the hotel runs a no-cancellation policy for graduation-weekend bookings specifically — stricter than any forfeit-fee structure we’ve documented elsewhere.
  • Graduate Charlottesville — roughly $843/night on the Thursday of graduation weekend, versus about $478/night the Friday before.

Both hotels open bookings on a schedule, not a first-come free-for-all: the Holiday Inn’s system opens 350 days ahead, and one attendee described the wider market as filling “365 days in advance — starting at 12:01 a.m.”

Two rental companies with rules stricter than most hotels

This is unusual, and worth knowing before you assume a private rental is the flexible option: two Charlottesville rental companies publish graduation-specific policies as firm as anything a hotel runs.

VA Guesthouses requires a 3-night minimum and a 50% deposit. Cancel 180 or more days out and you get half the deposit back, minus a 5% fee. Cancel 120-180 days out and you get 50% of the total booking back. Cancel inside 120 days and you get nothing — the full balance is due regardless.

Stay Charlottesville also requires a 3-night minimum and 50% deposit, with the full deposit forfeited if you cancel within 90 days of arrival. Its 2027 booking window opens at an exact time: 9:00 a.m. EDT on May 1, 2026 — by phone only.

Neither company publishes nightly rates online; you have to call.
