Local reporting put the Bryan-College Station region at roughly 6,000 hotel rooms against tens of thousands of visiting fans for the December 2025 playoff game against Miami. Rooms normally $200-$300 a night ran into the high hundreds and low thousands. The general manager of the on-campus Texas A&M Hotel said the game alone would roughly double the property's December revenue.

Six thousand rooms
Most scarcity arguments on this site are built from a sold-out property or a quoted rate. The Texas A&M one is simpler, and harder to argue with: local station KXXV, reporting on the December 2025 playoff game against Miami, put the Bryan-College Station region at roughly 6,000 hotel rooms — against tens of thousands of fans heading for Kyle Field.
No booking strategy changes that number. It is the ceiling on how many people can sleep near campus, and on a maximum-demand weekend the arithmetic resolves itself long before anyone’s preferences do.
The general manager did the explaining himself
What makes this cluster unusual is that the on-campus hotel’s own management went on the record about the mechanics.
Greg Stafford, general manager of the Texas A&M Hotel and Conference Center, told KXXV that “this game alone will roughly double the revenue that we will do in December,” and, on pricing: “it’s supply and demand like anything — when there’s way more demand than there is availability, we’re going to charge for that.”
That is a rare thing to find in this research. Hotels usually describe demand; this one described the pricing decision that follows from it. Rooms normally in the $200-$300 range moved into the high hundreds and low thousands, and a consumer strategist quoted in the same report, Lisa W. Miller, put the multiple at “10 times” for game day and the night before.
An ordinary Saturday is not this
Worth stating clearly, because the figures above are dramatic: a first College Football Playoff appearance is the most demand College Station has ever had to absorb. We have not priced a regular conference home game and are not going to imply the same numbers apply.
What carries over is structural rather than financial — the 6,000-room base, the isolation of the market, and a hotel management team that has said out loud how it prices a supply squeeze.
Navasota and Huntsville do the absorbing
College Station has no metro next door. The two verified fallbacks are Navasota, roughly 23 minutes out, and Huntsville, roughly 58 — both on the ring-town breakdown with drive times.
One caveat we would rather give you than have you discover: the hotel policies and availability figures in this cluster were researched for Commencement week in May, and our Commencement page notes that Texas A&M’s registrar site blocked our fetch tool during that round. Neither has been re-verified against a football Saturday.

Frequently asked questions
How many hotel rooms does the area actually have?
Roughly 6,000 across the Bryan-College Station region, per KXXV's December 2025 reporting — set against tens of thousands of fans expected for a playoff game. That ratio, rather than any single sold-out property, is the structural reason this market tightens.
What happened to rates for the December 2025 playoff game?
Rooms that normally run $200-$300 a night moved into the high hundreds, with some reaching the low thousands, and budget motels also charged premium rates. A consumer strategist interviewed for the same report, Lisa W. Miller, described prices as "10 times... for the game day and the night before the game."
Did any hotel explain the pricing on the record?
Yes, unusually candidly. Greg Stafford, general manager of the Texas A&M Hotel and Conference Center, told KXXV that "this game alone will roughly double the revenue that we will do in December," and that "it's supply and demand like anything — when there's way more demand than there is availability, we're going to charge for that."
Was that a typical home game?
No. A first College Football Playoff appearance is the outer edge of what College Station can generate, and we have not independently priced an ordinary conference Saturday. The 6,000-room figure is the durable part; the pricing is a documented peak.
Which hotel is actually on campus?
The Texas A&M Hotel and Conference Center, across from Kyle Field. Its verified graduation-weekend policies — including a real 30-day cancellation window — are on our Commencement page, though those terms were confirmed for May rather than for football.
Where should I look outside College Station?
Navasota is about 23 minutes out and Huntsville about 58, both verified with drive times on our Texas A&M where-to-stay page. Houston is the deep market beyond them, though far enough that it changes the shape of the trip.
