Book against 555 Elm Street, not against the SNHU campus. Commencement is at SNHU Arena in downtown Manchester, 3.6 miles from the university's own address at 2500 North River Road, and the instinct to stay near the campus puts you on the wrong side of the city. Manchester is a real city of just over 100,000 with a normal hotel market, so this is not a sell-out town like Oxford or Boone. What concentrates is the small downtown core around the arena, on a weekend when SNHU draws more than 22,000 guests from all 50 states. Which nights you need depends entirely on which ceremony your graduate is in: the next round is 14-15 November 2026, spring 2027 runs 30 April to 2 May, and the 5 December virtual ceremony needs no room at all.
Which visit are you booking?
SNHU's calendar is unlike a residential campus. There is no home football Saturday driving the year, and the online student body means the big weekends are the commencement rounds, when almost everybody travels.

Every spring 2027 session runs at 10 a.m. and 3 p.m.; which one your graduate is in is set by their programme, and the full table is on the ceremony logistics page. All commencement dates and times are from SNHU's own event schedule, read at source on 23 August 2026, including the published future rounds. The booking-notice column is our reading of the weekend rather than SNHU's advice: SNHU publishes no booking guidance and no Manchester property publishes a deadline. We have not measured availability or rates in any of these areas.
Why SNHU is a different lodging problem
Most campuses on this site have one of two shapes. Either the university sits in a small town that it overwhelms, like Oxford or Boone, or it sits inside a metro area large enough to absorb it, like Georgetown in Washington.
SNHU is neither, and the reason is its students.
Southern New Hampshire University enrols more people than any other institution in this project: 262,339 twelve-month undergraduates and 25,108 graduate students. Almost all of them study online, and they live everywhere. That inverts the usual arithmetic. At a residential campus a large share of families are local and only some of them need a room. At SNHU there is barely any local population to draw on, so nearly everybody travels.
SNHU’s own newsroom put numbers on that for its Fall 2024 round: more than 4,600 graduates and more than 22,000 friends, family and community members, from all 50 states and 58 countries. Manchester’s population is just over 100,000.
Manchester is a real city with a normal hotel market, so this is not a town that runs out of rooms. The pressure is narrower than that, and more specific: it lands on the small downtown core around the arena, on a weekend when the people competing for those rooms have all flown in and none of them has a local fallback.
The ceremony is not on campus
This is the fact worth carrying away from this page.
SNHU’s campus is at 2500 North River Road. Commencement is at SNHU Arena, 555 Elm Street. Those addresses are 3.6 miles apart, computed from their geocodes, and they sit in different parts of the city: the campus north along the Merrimack, the arena in the middle of downtown.
Nothing about commencement weekend happens on the campus. No ceremony, no reception, no staging. A family that books a hotel for its closeness to Southern New Hampshire University has booked a fifteen-minute drive from the thing they flew in for, in the direction of the morning traffic, ending in the same downtown parking search as everyone who stayed further out.
At nearly every other university on this site, “stay near the campus” is sound advice. Here it is the mistake.
Which ceremony, and therefore which nights
SNHU’s next round is Fall 2026, on 14-15 November, with four ceremonies over two days. There is also a virtual commencement on 5 December 2026 which needs no travel and no room; if that is your graduate’s ceremony, none of this page applies.
Spring 2027 is not one event either. SNHU runs six ceremonies across three days, two a day at 10 a.m. and 3 p.m., Friday 30 April to Sunday 2 May, and the split is by programme rather than by degree level.
A family attending Friday at 10 a.m. needs Thursday night. A family attending Sunday at 3 p.m. needs Saturday and probably Sunday. Those are different weekends at the same university, and no single piece of advice covers both. The ceremony logistics page has the full table of which programme walks when; read it before you book, because it is genuinely not guessable.
The Friday sessions deserve one extra thought. Guest doors open 90 minutes before each ceremony, so a 10 a.m. Friday start means arriving downtown at 8.30 on a working weekday, into Manchester’s commute. That is the one session where staying inside the walk stops being a comfort and starts being a plan.
What SNHU itself says about lodging
Less than you would hope, and it is worth knowing exactly how much.
SNHU’s area information page states that the university “has partnered with a number of local hotels to offer our guests year-round special, discounted rates while visiting Southern New Hampshire University.” The next sentence is the caveat: “The University does not guarantee or manage room availability, if there are specific questions please contact the hotel directly.”
It does not name a single hotel. There is no published block, no code, no list. So the discount may well be real and we cannot tell you where to claim it — the commencement office is the place to ask, and it is worth asking, because a year-round partner rate is unusual.
What we could not pin down
The dates are solid and the lodging detail is not.
Every ceremony date, time and programme split on this page comes from SNHU’s own event schedule, read at source, along with the future rounds through 2028. Guest doors, ticket limits and parking guidance come from SNHU’s own FAQ, quoted rather than paraphrased.
Against that: we could not establish a room count for the DoubleTree or for any other Manchester property, a rate for any commencement weekend, which hotels are in SNHU’s partner programme, or SNHU Arena’s seating capacity. We have not measured availability in Manchester, Bedford, Nashua or Concord for these dates, and the drive times on this page are approximate rather than measured against traffic.
Those gaps are left as gaps. The 980 feet between 700 Elm Street and 555 Elm Street is computed from two published addresses and is the one distance on this page we would defend to the foot.

SNHU Arena sits at 555 Elm Street, in the middle of downtown Manchester. The nearest full-service hotel is the DoubleTree at 700 Elm Street, about 980 feet up the same road, a figure computed from the two published street addresses rather than taken from anyone's marketing.
For the 10 a.m. sessions this is the booking that removes a variable instead of adding one. Guest doors open 90 minutes before each ceremony and graduates are asked to arrive an hour ahead, so a Friday morning ceremony has your family crossing downtown at 8.30 a.m. on a working weekday. Staying inside the walk turns that from a drive and a parking search into a few minutes on foot.
The tradeDowntown is the smallest pool of rooms in the area and the one every out-of-state family is trying to book at once. Near the SNHU campus, on North River Road

This is the area most families book by instinct and it is the wrong one for commencement. SNHU's campus address is 2500 North River Road, up along the Merrimack north of downtown. Nothing about the ceremony weekend happens there.
It is the right area for a different trip. If you are coming for a campus tour, an admitted-student day, or a meeting with the university, this is where you want to be, and outside the commencement rounds Manchester books days ahead rather than months.

The airport corridor

About four miles south of the arena
Manchester-Boston Regional Airport is four miles from the arena, which is unusually close for an airport and matters more here than at almost any other campus on this site. SNHU's graduates come from all 50 states and 58 countries; a large share of this weekend arrives by air.
The corridor around the airport carries the predictable mid-scale chains, with car parks, and a short run into downtown that does not cross the city.
The tradeYou are still driving to the ceremony and still parking downtown at meter rates. For a 10 a.m. session that is a real cost in time on the morning; for a 3 p.m. session it barely matters.
Bedford
Anyone who wants to be close without being downtown
About four miles southwest, roughly a 12-minute drive
Bedford is the nearest separate town with its own hotels, immediately southwest of Manchester. It is close enough that the drive in is short even on a ceremony morning, and far enough out that it is not competing for the same kerb as the arena crowd.
For a family with a car and a Saturday or Sunday afternoon ceremony, this is the sensible middle option.

Nashua, Concord and Boston
Late bookers, and anyone attaching a cheaper flight
Nashua 15 miles south, Concord 16 miles north, Boston 48 miles south
Manchester sits between two New Hampshire cities with their own hotel supply, each about a 25-minute drive: Nashua down US-3 and Concord up I-93. Neither pays any attention to the SNHU calendar, which is exactly why they still have rooms when the downtown core is working hard.
Boston is 48 miles south and is a different kind of option: a way to attach a cheaper transatlantic or cross-country flight, with a long drive attached.

How far is the airport?
Manchester-Boston Regional Airport is about four miles from SNHU Arena, which is unusually close. That matters more at SNHU than at most universities, because its students are online and scattered: SNHU reports graduates from all 50 states and 58 countries, so a large share of this weekend flies in rather than drives.
What does parking cost downtown?
SNHU's own FAQ says the City of Manchester has over 3,000 metered parking spaces and that downtown metered parking runs 75 cents an hour. The arena does not operate its own car park. SNHU also warns that parking at local businesses including Market Basket "is not advised. Your vehicle will likely be towed."
Can I book now for 2028?
The dates exist, which is rare. SNHU publishes Fall 2027 as November 20-21 2027, Spring 2028 as April 28-30 2028 and Fall 2028 as November 18-19 2028. Whether any Manchester hotel is taking reservations that far out is a question for the hotel; most booking engines open about twelve to thirteen months ahead.
I am visiting campus rather than attending graduation. Does any of this apply?
Mostly not, and that is the useful answer. Outside the commencement rounds Manchester is an ordinary city market that books days ahead rather than months, and for a campus visit the North River Road area is the right one to look at. Check your dates against the commencement schedule first, because those weekends behave completely differently.
